3 Tips to get your property ready for the rental market

Time is money! For everyday your rental property sits empty on the market, you are losing potential rental income. Whether your property has been on the market for months or minutes, there are steps you can take to make your property more appealing to potential tenants.

1. Curb Appeal 

If you cant get people through the door, all your efforts are for nothing. First impressions are lasting impressions. Potential tenants may have already written off your property if the outside doesnt look good. Try these easy ways to increase your properties curb appeal: 

- Remove any weeds, trash or debris. 

- Cut the grass/bushes and shrubs.

- Repair any torn patio screens or broken balcony rails etc.

- Touch up any chipping or faded paint on the front door and replace any rusted door handles. Ocean Air can go for certain types of metal and show rust quickly.

2. Indoor Paintwork 

A can of paint has the ability to completely transform a place! A fresh coat can revive tired walls and brighten dim hallways. For a rental, your best bet is to go with a satin or semi-glass paint as scuffs and marks can easily be wiped clean.

Even though you may think a hot pink bathroom is spunky or that green bathrooms lend a vintage twist, the majority of people don't agree... Stick to neutral paint colours such as tan, beige and cream. This extends to tiles, hardwood floors, carpet and cabinets. Choosing a neutral timeless design will save you money in the long run. 

3.. Clean the house.

Nobody wants to live in a dirty house let alone decide to move in if the property shows grubby. The first thing to do is give the place a good clean. Mop the floors, polish appliances, scrub cabinets inside and out, clean the tub, toilet and hardware, and bleach or re-caulk showers and bathroom tiles. Mirrors and reflective surfaces should be free from finger prints. 

Remember to look up!  Get that dust on the ceiling fan and light fixures, and replace any bulbs that are out while up there.
